Bay Harbor Islands condo breaks ground, prices start at $1.4 million

The Continuum Co. has broken ground on La Baia North, the second of its two luxury condos along the water in Bay Harbor Islands.

Situated on a 33,750-square-foot lot at 9481 E. Bay Harbor Drive, the condo will feature 57 units in eight stories. The condos will range from 1,400 to 2,100 square feet.

When New York-based Continuum Co. launched sales of La Baia North in fall 2022, prices started at $1.3 million. Now, it says the project is 60% pre-sold and prices for the remaining inventory start at $1.4 million. It also has boat slips for sale.

“Breaking ground on La Baia North marks a pivotal moment for Bay Harbor Islands, an area with immense untapped potential,” stated Bruce Eichner, chairman and CEO of Continuum Co. “This project demonstrates our commitment to development in this thriving community. La Baia North will set a new standard for waterfront living, blending the neighborhood’s unique character with modern sophistication.”

The condo will have more than 20,000 square feet of amenities, including a heated spa, a sunset lounge, a fire pit, a rooftop splash pad and pool, a grilling station, hanging nest swings, and a fitness center. There will also be a dock to launch kayaks, inflatables and paddleboards.

La Baia North should be completed in the first quarter of 2027.

Luis Revuelta in Miami is the architect of the project and Boston-based Suffolk Construction is the general contractor. Phil Gutman is handling pre-sales.

As for the first building, Continuum Co. obtained a $90 million construction loan for the 68-unit La Baia South at 9201 E. Bay Harbor Drive in February. That building is sold out, according to the developer. It expects to wrap up construction in summer 2025.

There’s been a condo construction boom in Bay Harbor Islands as more wealthy people move to Miami-Dade County and seek high-end housing on the water and near the beach.

However, the town of Bay Harbor Islands faces a significant challenging in funding the replacement of the Broad Causeway Bridge, which connects it to the mainland and Bal Harbour.
